Design & Build / Commission 01

Bungalow & landed homes

A landed home in Malaysia is a negotiation with heat, rain and family life. We redesign the whole conversation — plan, section, garden and light — not just the surfaces.

What this commission covers

Most landed homes we receive were planned decades ago for a different climate of living: kitchens hidden at the back, formal lounges nobody sits in, bedrooms that fight the afternoon sun. Our work usually begins by moving walls, not choosing wallpaper.

We reorganise the plan around how your family actually circulates — where school bags land, where guests linger, where you want silence. Then we tune the section: ceiling heights, cross-ventilation, courtyards and deep overhangs that cool the house before the air-conditioning is ever asked to.

Only when the architecture is right do we begin the interior layer — joinery from our own workshop, stone sourced at the quarry, and lighting designed scene by scene for the way each room is used after dark.

Typical scope

  • Measured survey and structural assessment of the existing house
  • Full replanning, including wet works and roof alterations
  • Courtyards, gardens and indoor-outdoor transitions
  • Complete custom carpentry and wardrobe systems
  • Kitchen and bathroom design to European fitting standards
  • Lighting, electrical and air-conditioning engineering

Start with the floor plan you have

Send us the existing plan and a paragraph on what is not working. We will tell you what the house could become — and what that honestly costs.
